Industrial Development that is a cut Above


The owner of this property had a complex site with flooding issues, and a main council stormwater easement cutting the site in two. As such the original buildings on the site were old and sought low value rental. Our job was to design an industrial development that would maximise the site yield and appeal to higher value tenants. We also needed to comply with a restrictive 10m height limit; ensure our design was sensitive to the adjoining low scale residential properties and; resolve flooding issues that were exacerbated by an approved development on the northern boundary of the site.

Sleek & Simple yet Bold & Attractive

Our response was 2 groups of very simple industrial buildings that would allow the easement to be retained without expensive changes. We then raised the ground level of the development to match the height of the Northern neighbouring property, giving the industrial units a greater sense of space on what is actually quite a tight site. Raising the ground level allowed us to place much of the parking in a shallow basement and have rental storage units to further increase the yield of the site. Above the easement we had space under the ground slab next to the basement to create a water way that would control and slow the flow of stormwater in flood conditions to improve the conditions downstream.

To control costs we kept the buildings simple and elegant so we could create an expression of the forward looking focus of this development on the street front that was adaptable and could be updated over time.
