The Vision: Redesign an industrial facility to be more cost-effective, visually appealing, and better suited for owner-occupation and rental income.

 

The Challenge: An existing DA that was prohibitively expensive to build, featuring complex BCA compliance issues and problematic site circulation.

 

The Solution: We introduced strategic fire walls to reduce the building's compartment volume, which downgraded the structural fire resistance requirements and eliminated the need for a costly sprinkler system. We also re-arranged the layout to separate heavy truck traffic from smaller rental units. We selected new façade materials to give the design a cost effective boost to the final look.

 

The Result: The project was budgeted at just over half the cost of the original design while delivering a more marketable, safer, and efficient industrial asset.
