The site is approximately 2000sqm in Port Macquarie that had never been built on. Our client was seeking to create a luxury over 55’s development that had the convenience of apartment living with the amenity of stand alone dwellings.
One of the reasons why the site was vacant was because of the challenging planning rules that limited the density of any development on the property.
Retirement Luxury
Through testing many options, we found that the most efficient outcome could be achieved by sub-dividing the property into a larger site for an apartment building and four smaller sites. Initially we designed a townhouse development but there wasn’t enough width to fit 5 townhouses that reached the luxury and amenity that the client was after. We instead split the building into two and created 4 dwellings. To keep the courtyard spaces at the rear we made the dwellings three floors and added lifts to each.
This outcome gave the client the density and luxury they were after while satisfying the strict site controls council were enforcing.
